Keep the original in the picture.
Virtual staging adds digital furniture to a property photo. Tell viewers what was changed, retain the unedited original and check the rules of the MLS or portal where you will publish. A disclosure file in a ZIP is only one part of that process.
A current rule example: CRMLS
CRMLS Rule 11.5.2 requires an original image immediately before or after its digitally altered version in the listing, plus an accurate label in the altered photo’s text field, such as “Virtually Staged”. Its guidance covers AI furniture edits and distinguishes them from ordinary exposure or colour correction.
The guidance also restricts changes to property features and exterior views. Adding furniture does not authorize changing a window, replacing flooring or concealing a property defect.

How to prepare the listing images
- Keep an unedited source. Save the original photo before uploading. Name the pair clearly, for example bedroom-original and bedroom-virtually-staged.
- Review the property, not just the furniture. Compare openings, fixed cabinetry, fixtures, finishes and the outdoor view at full resolution. Reject an inaccurate result even if the furnishings look convincing.
- Label it where viewers will see it. Enter the required caption or photo description in the destination’s listing editor. If that destination requires an image label or public remarks, add those too.
- Check the published order. Place the original and staged version together when required. Recheck after uploading: portals may reorder images or omit file metadata.
A starting disclosure for your handoff
These images have been virtually staged. Furniture and decor shown are digitally generated and are for illustrative purposes only.
This is the wording included with our property package. Adapt it to the actual changes and the destination’s requirements. A watermark identifying a free preview serves a different purpose from a listing disclosure. Paid watermark-free images still need appropriate disclosure when published.
Use Stage for a faithful property presentation
Stage mode asks the AI to add movable furniture and decor while retaining the photographed architecture. Redesign is a furnishing concept and may change wall colour or light fittings. Keep such concepts separate from a representation of the property’s current condition. Neither mode automatically certifies a listing as compliant.
